Owner FAQs
Your questions answered
Where will my holiday home be advertised?
Your property will be advertised across multiple platforms to maximise visibility and attract potential guests. We will list it on popular holiday rental websites, including Airbnb, Booking.com, Vrbo, Book a Bach, as well as on our own dedicated website. Additionally, we utilise social media channels and local tourism sites to reach a broader audience. Our goal is to ensure your property gets the attention it deserves while maintaining a strong booking presence.
Why choose Be Our Guest By Bayleys?
We are a highly regarded and trusted company in both the sales and long-term rental markets. Be Our Guest by Bayleys benefits from the strong Bayleys brand, utilising effective marketing materials and our extensive databases for maximum exposure. To put it simply, we have a wide network and a solid reputation. We provide the same exceptional care and service for our short-term rental owners and guests as we do for our established long-term rental clients, which truly sets us apart. Property and client care are at the core of what we do, backed by numerous testimonials and loyal clients who vouch for our commitment. We also incorporate tools and practices from our long-term division to ensure smooth and seamless operations with Be My Guest.
How do I book my stay as an owner?
As a holiday home owner, you’ll enjoy the benefit of unlimited use of your own home. To make planning your visits as seamless as possible, we provide access to an owner portal. This user-friendly platform allows you to easily browse the calendar for availability and make reservations for yourself with just a few clicks. Whether you’re looking to enjoy a quick weekend getaway or a longer stay, managing your bookings is simple and efficient. We’re here to ensure you get the most out of your property!
How does Be Our Guest By Bayleys protect my property against damages caused by a guest?
Before each stay, we require a security deposit (or bond) from every guest. Should any damage occur to the property during their visit, and as a result of the guest, the cost will be deducted from this deposit or charged additionally.
It’s also essential to understand that, while we take steps to minimise risk, renting your property to the public can lead to general wear and tear over time. This is a natural part of the process, and we strive to maintain the property’s condition through regular inspections and maintenance. Our goal is to ensure that your property remains in excellent shape while providing a welcoming experience for all guests.
Are there options for me to rent my property out long term (residential) vs short term (holiday home)?
Yes, we provide both long-term and short-term rental options through our specialised services.
Long-Term Rentals: Our long-term rental division focuses on securing stable, reliable tenants for extended stays. This option is ideal if you’re looking for consistent income and less turnover. We handle everything from tenant screening to property maintenance, ensuring your investment is well-managed.
Short-Term Rentals: Our short-term rental service caters to vacationers and travellers, allowing you to maximise your earnings during peak seasons. We utilise effective marketing strategies and booking platforms to attract guests, while providing a seamless experience for both you and your visitors.
Whichever option you choose, our experienced teams are dedicated to optimising your property and providing excellent service. If you have any questions or need assistance in deciding which route is best for you, please don’t hesitate to reach out.
What is involved in the initial stages of listing our property?
Prior to guests staying at the property, we conduct an initial inspection as well as documenting and photographing your home and chattels. We also offer furnishing services so if you need your property revamped or furnished, we can take this job off your hands! We have a great eye for detail, and we can cater to any and all budgets. Professional photos of each of our properties are also taken before the property is listed. The quality of these photos is crucial, as guests often make their booking decisions based on visual presentation. That’s why we work with the same professional photographers used in real estate to capture your home in the best light, ensuring it stands out from the rest.
